Ralph Winter is a successful global entrepreneur and real estate investor who founded an integrated European real estate asset manager, took it public, and built it into one of the largest real estate platforms in Europe before selling his shares in 2019.
Ralph’s success derives from his experience and tenure as co-founder of an integrated European real estate investment manager which he took public on the Frankfurt Stock Exchange. As of March 2019, Ralph remained a major shareholder of the company when the company employed 724 employees (currently over 800) in 7 countries, managed approximately €26bn AUM (currently €28bn AUM), generated transaction volume of more than €34bn and approximately €12bn in equity capital raised.
Notable transactions include GSW (EUR 2.1bn) in Berlin, BauBeCon (EUR 1.2bn) in Hanover, numerous distressed real estate portfolios (EUR 0.8bn) and building a retail portfolio (EUR 1bn).
Since selling his stake, Ralph shifted his focus to other activities, including W5 Group’s investment efforts in the United States.
He has been an early investor in student housing, micro-apartments and co-living and amassed a portfolio in excess of 40,000 beds across these sectors. He has a strong real estate track record with over €30 billion investment transaction volume across market cycles.

Ralph is a member of the Board of Trustees of the Real Estate Management Institute (REMI) of the European Business School and the IREBS Immobilienakademie. He serves on the Board of Directors of Best Buddies, the world’s largest organization dedicated to ending the social, physical, and economic isolation of the 200 million people with intellectual and developmental disabilities. The Winter family is also heavily involved in PowerMyLearning and Youth Against Aids.
Raphael also has experience in student housing, co-living, cold storage and self-storage investments. He has completed over $2.5 billion of distressed investments in the US and has significant experience in navigating complex capital structures, loan-to-own transactions, recapitalizations, foreclosures, deeds-in-lieu and restructurings.
Prior to W5 Group, Raphael worked as a Senior Managing Director/co-head of equity investments at CIII Capital Partners and before that as a Managing Director at Fremont Realty Capital, the Bechtel Family Investment Office. He began his career as an architect and worked in Tel Aviv, Berlin, Los Angeles, Johannesburg and then in New York for Skidmore Owings and Merrill. Raphael received a Bachelor of Architecture in South Africa and an MBA from Columbia Business School where he was a Dean’s list recipient and awarded the Counselors in Real Estate Scholarship.
Raphael is an active member of the Urban Land Institute (ULI) and sits on ULI’s New York Multifamily Housing Council and the Urban Development and Mixed-Use Council (UDMUC Red). He is also a board member of the Columbia Business School Real Estate Circle.
