The firm targets equity, preferred equity, and/or mezzanine investments of $20 million or greater in ground-up developments and existing assets/portfolios in innovative real estate sectors including multifamily, student housing, single-family rentals, horizontal living, co-living and micro-apartments in major urban and high-growth markets in the US.

W5 Group invests directly or through joint ventures in single assets, portfolios and entity level investments with a preference for long term programmatic relationships with high quality developers and sponsors.

Ralph Winter is a successful global entrepreneur and real estate investor who founded an integrated European real estate asset manager, took it public, and built it into one of the largest real estate platforms in Europe before selling his shares in 2019.

Ralph’s success derives from his experience and tenure as co-founder of an integrated European real estate investment manager which he took public on the Frankfurt Stock Exchange. As of March 2019, Ralph remained a major shareholder of the company when the company  employed 724 employees (currently over 800) in 7 countries, managed approximately €26bn AUM (currently €28bn AUM), generated transaction volume of more than €34bn and approximately €12bn in equity capital raised.

Notable transactions include GSW (EUR 2.1bn) in Berlin, BauBeCon (EUR 1.2bn) in Hanover, numerous distressed real estate portfolios (EUR 0.8bn) and building a retail portfolio (EUR 1bn).

Since selling his stake, Ralph shifted his focus to other activities, including W5 Group’s investment efforts in the United States.

He has been an early investor in student housing, micro-apartments and co-living and amassed a portfolio in excess of 40,000 beds across these sectors. He has a strong real estate track record with over €30 billion investment transaction volume across market cycles.

The W5 Group investment professionals have deep investment experience in the US and Europe with backgrounds in real estate private equity, investment banking and family office investing.

W5 Group’s professionals and senior advisory circle utilize their real estate private equity and investment banking experience to make innovative living and other real estate that generate attractive, risk-adjusted returns.

As a family office with a long term investment time frame the focus is on generating both attractive cash flow yield and capital appreciation.

Ralph Winter

Principal

Ralph Winter is the Founder and Principal of W5 Group. He is a successful European entrepreneur and real estate investor who established one of Europe’s largest fully-integrated real estate platforms.

Ralph was a pioneer in investing, developing, and managing student housing and micro apartments in Europe. He amassed large scale portfolios (over 40,000 units) in those sectors before they became mature, institutional asset classes. He has led investments worth over €30 billion in investment transaction volume across market cycles. Notable transactions include GSW in Berlin, BauBeCon in Hanover and numerous distressed real estate portfolios.

Ralph is a member of the Board of Trustees of the Real Estate Management Institute (REMI) of the European Business School and the IREBS Immobilienakademie. He serves on the Board of Directors of Best Buddies, the world’s largest organization dedicated to ending the social, physical, and economic isolation of the 200 million people with intellectual and developmental disabilities. The Winter family is also heavily involved in PowerMyLearning and Youth Against Aids.

Sidelsky

Raphael Sidelsky

Chief Investment Officer

Raphael Sidelsky is the Chief Investment Officer and Head of Real Estate of W5 Group. He has over 20 years of real estate investment experience having worked on in excess of $6 billion of transactions across a broad range of geographies, asset classes and capital structures. Raphael has acquired and or developed/re-developed over 13,000 multifamily apartments, over 1,000 hotel keys, and 17 million square feet of commercial (office, retail and industrial).

Raphael also has experience in student housing, co-living, cold storage and self-storage investments. He has completed over $2.5 billion of distressed investments in the US and has significant experience in navigating complex capital structures, loan-to-own transactions, recapitalizations, foreclosures, deeds-in-lieu and restructurings.

Prior to W5 Group, Raphael worked as a Senior Managing Director/co-head of equity investments at CIII Capital Partners and before that as a Managing Director at Fremont Realty Capital, the Bechtel Family Investment Office. He began his career as an architect and worked in Tel Aviv, Berlin, Los Angeles, Johannesburg and then in New York for Skidmore Owings and Merrill. Raphael received a Bachelor of Architecture in South Africa and an MBA from Columbia Business School where he was a Dean’s list recipient and awarded the Counselors in Real Estate Scholarship.

Raphael is an active member of the Urban Land Institute (ULI) and sits on ULI’s New York Multifamily Housing Council and the Urban Development and Mixed-Use Council (UDMUC Red). He is also a board member of the Columbia Business School Real Estate Circle.
